Real Estate Leads - It Starts With Targeted Leads


There are dozens and dozens of programs on the market that offer a total package deal for Real Estate and Estate Agents. Some of these subscription based programs are excellent and others are not as great.

I don't want to focus so much on the tools and services as much as the focus of getting Real Estate Leads. We often put too much emphasis on finding a push button solution or the service that will do everything for us. These types of products and services can save us time and maybe even earn us more money in the long run. But, they are not teaching you the fundamental principle that you need to know, and that is the phrase "targeted lead".

Let's assume you are going to do all the work yourself, and fund it yourself, and use your own mind to do the work (I like where this is going already!)...and let's say you have spent some money advertising to a very specific group, either by Facebook Ads, Classifieds, Craigslist, or any other medium. Many agents send this "traffic" to their corporate website, their company profile page, their personal website or a Facebook fan page.

Unfortunately, this is THE WRONG place to send your potential customers. So, instead of pointing fingers, I am going to show you why this is a problem, then I am going to offer a solution. And a free one at that!

The Problem
When you use your hard earned money to bring potential customers to your company and essentially drop them off in hostile territory, then you have just wasted your money. You have targeted a potential customer, and then left them to do the rest of the work themselves. A corporate website shows home listings, the corporate mission statement, all the agents etc etc. And your Facebook fan page has even more distraction on it; posts, a picture of your horse, your family or your new car. The key point I am making here is that these are all distractions. They are not FOCUSED.

You really want to learn what to do with your prospect next. If you are not learning from them, you are pushing them away. What do you want to learn from them? Let's take a look at a potential house seller; or real estate seller leads. You want to know the following about them:

  • When Do They Want to Sell?
  • What Do They Want to Sell?
  • Do They Have An Agent?

If you are pointing them at anything else other then asking them these questions, then you are wasting your time and theirs.

Similarly, for Real Estate Buyer Leads, you want to know when they want to buy, what they are looking for and that GOLDEN QUESTION: do they have an agent yet.

When real estate leads give you all these answers, you have established they are a targeted, hot lead. Now you just have to offer you services.
